Black Diamond Enterprises was founded in 2005 by Mariella and Todd Moyer, who both have extensive back grounds in managing private and commercial properties.  Mariella has managed mixed use properties, residential, commercial, retail and employee housing facilities.  Todd has worked in construction, building maintenance, landscaping and the snow removal businesses in both private and commercial sectors. Together they have over 40 years of combined industry experience in the field of property management.  Both Todd and Mariella have lived in the Vail Valley since the early 90’s and understand the unique mountain and down valley communities from East Vail to Eagle. 

Black Diamond invoices monthly.  An owners credit card or Electronic Funds Transfer (EFT) information must be on file. If payment is not received within 14 days, the CC or EFT on file will be charged. Black Diamond Enterprises carries general liability and fleet insurance, as well as workers compensation insurance.  Certificates of Insurance are available upon request.


 

Property Checks

If the home is rented either short term, seasonally or long term; Black Diamond will inspect the property prior to the guest’s arrival.

Within 24 hours of the guest departure, Black Diamond will again check the property.

If the property owner utilizes the property on a regular basis, Black Diamond does not enter the property to inspect it unless the owner provides written request to do so.

If the property is unoccupied for two weeks or more, we recommend that Black Diamond perform an interior and exterior inspection (“walk through”).

Black Diamond will communicate with the property owner each time the property is entered, whether by staff or contractor.  A text message, phone call or email including photos will be provided.

Black Diamond will make recommendations regarding window washing, carpet cleaning, power washing decks and walk ways and/or landscaping, but will not move forward with any additional services until written notice is received from the homeowners.  If a contractor is required for work, Black Diamond will schedule and provide access to the home for estimates.

Rental Management Basic Set Up

Base Fee: Includes set up of the VRBO website (neutral email address, photos, marketing).  The property owner has access to their VRBO landing page and email to view communications at their convenience or as they desire.

Rental Management

Black Diamond manages many homes in the Vail Valley for short term, seasonal and long term rentals.  Not all homes are set up through VRBO and it's sister affiliates.  Based upon the type of rental requested we managed homes  through Craig's List, The Vail Daily, and AirBnB as well.

Black Diamond is set up to use booking platforms from VRBO,  AlugueTempoado, Stayz, bookabach, VacationRentals.com, HomeAway, FeWo-direkt, Toprural, Homelidays, AbritelHomeAway and Ownersdirect.

Black Diamond not only manages the rental website for your home, but also responds to inquiries, books reservations, manages the online calendar, schedules housekeeping and much more.  Black Diamond provides 24/7 on-call services while the property is rented.

Damage Protection Policy

All renters are required to purchase the damage protection policy offered by their booking platform.  This policy offers $5000 of coverage to the property owner.  If the post-stay inspection reveals damages or issues that need to be addressed, the Colorado Property Management Guidelines are followed and Black Diamond will obtain 3 estimates for any repairs that need to be made. Black Diamond will communicate directly with the insurance carriers and any contractors regarding this process.  Per the CPM Guidelines and VRBO policy, 30 days is allowed for resolution.

Locks & Security

Black Diamond recommends the use of Schlage electronic locking systems.  Black Diamond will purchase and oversee installation. 

The management and security features of this lock system are extensive and allow Black Diamond to maintain a high level of security as well as specific and unique access for your property.  Homeowner property insurance discounts are available for the use of these locks.

Housekeeping

Rental post-stay, a thorough cleaning of the property is performed at a flat rate charged to the previous guest.   This fee is built into their folio for their total stay and is payable by the homeowner then to Black Diamond.

Mid stay housekeeping can be coordinated as well. Guests pay Black Diamond directly for this service.

Primary and Secondary residential homeowners can schedule housekeeping with us at an hourly rate.

 

 

Inventory

Black Diamond will perform a full inventory of the property. The inventory is used for post rental inspections and for property walk throughs. 

This is also a tool that we send to an incoming renters so that they have an accurate expectation of what is available to them during their stay.  It also sends a subtle message that the property is closely monitored.

Black Diamond prefers that there is a locked inventory closet within the property for storage of the owner’s personal items if it is to be used as a rental.   

It is also preferred that there is a locked closet on property for cleaning and housekeeping supplies and necessary inventory items including two sets of linens per bed.

Welcome Letters

Once a reservation is secured and payment in full has been received, Black Diamond will send an electronic welcome letter to the guest.  The welcome letter includes: general information as well as directions regarding the use of the electronic locks and the guest’s unique four-digit code.  It also includes information regarding the use of the WIFI, fireplace, heat, air conditioning, hot tub, BBQ grill, etc. 

Information regarding mid-stay housekeeping service, trash service, obtaining summer and winter lift tickets, public transportation and other guest amenities is provided as well.  All of the information is found on a laminated welcome letter within the property as well.

Materials and Supplies

Should a property owner request Black Diamond to make purchases on their behalf, including supplies, inventory items, linens, etc., the request must be made in writing.  Black Diamond will bill back the costs plus an additional service charge.

Trash

Black Diamond requires “Shed Service” to be set up through the refuse company.  We will coordinate the communication of the property’s garage code, the refuse provider will open the garage door, remove trash and recycling on the neighborhoods designated day and then replace bins and close the garage door.  Black Diamond will assist with setting up this service.

Handyman Services

Todd Moyer and his staff can assist with many basic handyman services homeowners may require.  Call him at (970) 331-2339 to schedule a meeting or for an estimate.

Gutter Cleaning / Heat Tape

Black Diamond can clean the fall debris that collects in your gutters which will help insure proper drainage.  We can also  assist with trouble shooting any heat tape issues to insure ice melt and the property winter functioning of your gutters.

Basic Construction, Plumbing & Electrical

Often times Todd and his staff are able to manage small plumbing, electrical and construction projects.  If the project or service needed is outside of their scope, Black Diamond will coordinate with it's subcontractors to get the work done.

Power Washing / Auto detailing

Black Diamond can provide power washing of surfaces.  Black Diamond also has staff available to detail both the interior and or exterior of your vehicle.

Carpet Cleaning

Black Diamond can coordinate steam cleaning of carpets for spot treatment of stubborn stains, area rugs or full home wall to wall carpeting.

Window Washing

Black Diamond can provide a bid for exterior, interior or both window washing.  This service includes cleaning screens, trim and hardware.  Call us to set up an estimate.

Other Services

Babysitting

Our babysitters hold current CPR and basic First Aid certificates.  There is a 2 hour minimum. A maximum of two children can be supervised by one Black Diamond child care provider. 2:1.

AIRPORT TRANSFERS

With a minimum of 48 hours’ notice, an owner’s vehicle can be transferred from property to:

Denver International Airport (DIA)

Eagle County Airport (EGE) and Vail Valley Jet Center

or back to the homeowners garage.
